Under Michael's supervision Terence O'Rourke prepared a comprehensive feasibility study to test the capacity and viability of very tight, heavily constrained site in Brixton, South London. The client, a leading independent provider of Student Accommodation, set the brief to provide the maximum number of student bed spaces on the site in order to create a commercially viable project. Given the complex nature of the site and the proximity to the railway viaducts on both sides a balance had to be sought which counter-acted the significant likely build costs and substantial land purchase price.
Taking consideration of the planning context, urban design and townscape issues a stepped multi-storey solution was developed which fulfilled the requirements of the brief and responded to the constraints of the site. This detailed capacity study provided the Client with the information required and gave them the confidence to continue with their detailed land negotiations.
